This 243-Acre parcel of land is situated on the Western Coast of Tobago. The property is approx. 20 minutes from Scarborough and 30 minutes from the airport. It offers a spectacular view of the Caribbean Sea and has one major beach called Cotton Bay which known locally as Big Bay. As the name suggests it is an expansive golden grey coloured beach about 200 meters long. It is two dimensional in makeup, on the southern end the bay there are rolling waves that lend themselves to great surfing. On the northern end called little bay is of a totally different character. It is very calm and almost lake like, with crystal clear aquamarine water. A small river enters the bay at its southern end. The beach has retained its pristine condition over time as it is not accessible by vehicular traffic (only foot tracks) The property is characterized by rolling hills and expansive valleys with breath-taking vistas of the Caribbean Sea. On the southern side it falls away into a small plateau of about 30 acres bordering an adjacent estate. This other estate has recently been purchased by the Tobago House of Assembly and is reportedly earmarked for a high-end housing development. Given the topography of the area; initial approval was obtained for about 40 one-acre plots for luxury villa development and a 30 room Club House adjacent to the beach area. There is about just under one mile of sea front. However, for most parts the land falls away steeply into the sea. There is a major reef nearby.
